
Have you ever built a large sandcastle on the beach? If the sand is loose and wet, trying to put small, separate towers might cause them to sink. Instead, you might use a large, flat base of wet sand to spread the weight out. A raft foundation works on a similar principle for buildings!
What is a raft foundation?
A raft foundation, also called a mat foundation, is a large concrete slab that covers the entire area of a building’s footprint. It acts like a single, solid base supporting all the columns and walls of the structure. Think of it as a giant concrete pancake laid out on the ground.
When are raft foundations necessary?
Raft foundations are used in situations where the soil beneath a building is not strong enough to support the load using traditional individual footings (like those under single columns) or strip footings (under walls). Here are some common reasons why a raft foundation might be needed:
- Weak or Compressible Soil: If the soil is soft, loose, or tends to settle easily (like some types of clay or fill material common in areas like Lagos), a raft foundation spreads the weight of the building over a larger area, reducing the pressure on the soil at any one point. This helps prevent excessive or uneven settling.
- Heavy Building Loads: For very heavy buildings, even if the soil is moderately strong, a raft foundation can be a good way to distribute the significant weight over a wider area.
- High Groundwater Table: In areas with a high water table, a raft foundation can act as a barrier against water ingress into the basement (if there is one).
- Small Column Spacing: If the columns of a building are very close together, the individual footings might overlap, making it more practical and economical to construct a single raft foundation.
- Risk of Differential Settlement: When the soil conditions vary across the building site, different parts of the structure might settle at different rates. A stiff raft foundation can help bridge over these variations and minimize differential settlement, which can cause cracks in the building.
How is a raft foundation constructed?
Building a raft foundation involves several steps:
- Site Preparation: The construction site is cleared, and the topsoil is removed. The ground is then leveled and compacted to provide a stable base for the foundation.
- Formwork: A mold, usually made of timber or steel, is constructed around the perimeter of the area where the raft slab will be poured. This formwork will contain the wet concrete.
- Laying a Lean Concrete Layer (Optional): Sometimes, a thin layer of low-strength concrete, called “lean concrete” or a “blinding layer,” is poured over the prepared ground. This provides a clean and level working surface for placing the reinforcement.
- Steel Reinforcement: Just like in other concrete structures, steel reinforcing bars (rebar) are crucial for the strength of a raft foundation. A network of steel bars is laid out across the entire area within the formwork. This reinforcement is typically arranged in a grid pattern, both horizontally and vertically, to resist tensile forces and prevent cracking. The amount and arrangement of steel are carefully designed by engineers based on the building’s load and the soil conditions.
- Pouring Concrete: Once the steel reinforcement is in place, high-quality concrete is poured into the formwork. The concrete is spread evenly and vibrated to remove air pockets and ensure it fills all the spaces around the reinforcement. The thickness of the concrete slab is determined by the structural design.
- Curing: After the concrete is poured, it needs time to harden and gain its full strength. This process is called curing. The concrete surface is kept moist (usually by covering it with wet burlap or plastic sheeting and regularly watering it) for several days to ensure proper curing.
- Finishing: Once the concrete has cured sufficiently, the formwork is removed. The top surface of the raft foundation is then finished to provide a level base for the construction of the building’s columns and walls.
In some cases, depending on the design and soil conditions, the raft foundation might include additional features like:
- Edge Beams: Thicker sections of concrete around the perimeter of the raft to provide extra strength at the edges.
- Stiffening Beams: Ribs or beams running underneath the raft slab to increase its stiffness and distribute the load more effectively.
- Pile Augmentation: In very weak soil conditions, short piles might be used in conjunction with a raft foundation to provide additional support. This is sometimes called a piled raft foundation.
Raft foundations are a vital engineering solution for building stable and safe structures on challenging ground conditions. By spreading the building’s weight over a large area, they provide a solid base for all kinds of construction projects in places like Lagos where soil conditions can be variable.
